Beware - Home Report din't include this...Visited a Client who moved to a bigger house a reasonably modern house around 1990s build, however., they asked me to carry out an inspection when they found a loose socket.I did a visual inspection finding a few issues including: spur switch supplying the central heating had half its backbox missing - it wasn't even screwed to the wall and supply cables were lying loose. A number of socket faces are loose, and by a few mm so gap visible. Light fitting coming away from the ceiling. Also a Light Switch wasn't even screwed to its backbox, One of the most disturbing was a fused spur with cover on fuse missing exposing the fuse, this was live.The previous owner had also installed external lights on a timer and we have still to find this or a simple way to isolate.. There was also other faults, electrical showers didn't work properly and plumbing faults that needed professionally rectified.The client also was reinstall external equipment (yes a hot tub), and the old consumer unit doesn't have RCD protection, not a big issue as we can rectify with an upgrade or RCD Spur in the interim. So when looking at a new house do you look as close to see the faults and what you might have to do to bring it up to a standard that your lifestyle and more importantly Safety requires.
